Welcome to the October edition of the Delaray Community Newsletter!
With spring now in action, we’re thrilled to share some community updates.

Owners Corporation Fees
1 October 2024 to 31 December 2024
Just a courtesy reminder that your Owners Corporation Fees for the period 1st October to 31st December was due on 1 October 2024, please contact the office of Quantum United Management if you have not received a copy of your notice.
As always, if you are experiencing any financial hardship or would like to enter into a payment plan, please do not hesitate to contact our office. We are always willing to work with lot owners and implement a mutually agreeable payment plan.
Direct Debit Facility
Did you know that your OC Fees can now be deducted automatically on the due date via
the direct debit facility that is now available through the Macquarie DEFT platform?
Many lot owners have already taken advantage of this 'set and forget' facility and have offered very favourable feedback!
If this is something that you would like to set up moving forward, please send us an email at Delaray@quantumunited.com.au and we can arrange to have a unique invitation for your lot to be sent to you via the Macquarie Deft Platform.
You will still continue to receive levy notices as you always have, via your preferred delivery method. However, the fee amount will automatically be debited from your nominated account on the due date noted on your fee notice.

The possibilities are endless and we would love to hear of any ideas that you may have! Whether it be a knitting group (there is a fabulous not for profit organisation called KOGO that we would love to start a group for and knit for those in need), a walking group, creating a book club or starting our new Chess Club... as has just been done with the help of our very dedicated and enthusiastic resident Ash - Thanks Ash!!

Community Presentation Inspections
Compliance with the registered Owners Corporation (OC) rules is essential for maintaining safety and harmony within the community.
Adherence to these regulations ensures that all residents can enjoy their living spaces without disruption or interference on the rights of others. Additionally, it helps uphold property values and contributes to overall well-being of the community.
We extend our heartfelt thanks to residents who diligently maintain the Delaray Community, especially through the upkeep of your properties, including the nature strips and front yard landscaping.
Your efforts contribute significantly to the beauty and charm of our neighborhood.
As we strive to maintain the pristine appearance of our community, we kindly remind all residents of the following:
- Landscaping Maintenance: Due to the high amount of non compliance matters for landscaping maintenance, we encourage all residents to ensure your front yards are kept free of weeds and well maintained in a neat and tidy manner. As part of the Owners Corporation, owners/residents are responsible for ensuring yards are consistently maintained. Please review any non compliance notices you may have received and promptly attend to rectify within the specified timeframe to address appearance issues on your lot.
- Rubbish Accumulation & Disposal: Correctly disposing of rubbish is paramount for maintaining a clean, safe, and harmonious environment. Let's work together to keep our areas tidy and free from rubbish, ensuring a pleasant environment for all to enjoy.
Delaray Information Session 2024
An information session was held on Monday, 7th October 2024 for all owners to attend prior to the Annual General Meetings being held.
